    The City of Arlington Homebuyer Assistance Program aims to help first-time homebuyers with low or moderate incomes purchase homes in the city. The program provides a generous amount of assistance, enough to notably increase your down payment.

      Eligibility requirements

      To qualify for the City of Arlington Homebuyer Assistance Program, you must meet the following eligibility requirements:

      1. You cannot have owned or purchased a home within the past three years.
      2. The home you’re purchasing must be within the city limits of Arlington.
      3. Your income needs to be at or below 80% of the area median income (AMI).
      4. Your liquid assets must be less than $15,000 at the time of closing.
      5. The final purchase price must be at or below 95% of the area’s median housing price. 
      6. Your mortgage payments after closing cannot be more than 35% of your monthly income, and your total debts cannot be more than 45% of your monthly income.

      Type of loan

      The Arlington Homebuyer Assistance Program offers a forgivable loan to help with your down payment. If you pay your mortgage on time and live in the house for at least five years without refinancing, selling, or renting it out, the loan is forgiven and you don’t have to repay the money.

      Amount of down payment assistance

      The maximum amount of down payment assistance available from this program is $20,000. This enables you to put at least 5% down on a $300,000 home, which is close to the program’s highest allowed purchase price. 

      Minimum borrower contribution

      The City of Arlington Homebuyer Assistance Program asks borrowers to make a minimum contribution of $1,000. Your contribution can be added to your down payment, which essentially means you’ll invest $1,000 to get up to $20,000 in assistance. 

      Purchase price limits

      The home you purchase must be at or below 95% of the area median home price. The current median home price in Arlington is $305,000 for newly constructed homes and $290,000 for existing homes, although this number changes regularly. 

      Income limits

      The program’s income limit is 80% of the area median income (AMI). For Arlington, this is currently between $53,600 and $101,050, depending on the size of your household.
