TSAHC Homes for Texas Heroes
The Texas State Affordable Housing Corporation (TSAHC) sponsors Homes for Texas Heroes. The program offers down payment assistance to help teachers, school counselors, school nurses, police officers, public security officers, firefighters, EMS personnel, corrections and juvenile corrections officers, nursing faculty, veterans, and active military buy a home anywhere in Texas.

Eligibility requirements
To qualify for TSAHC Homes for Texas Heroes, you must meet the following four eligibility requirements.
- The property must be in Texas.
- You must currently work as a teacher, emergency medical professional, nurse or law enforcement officer, or you must be an active duty service member or qualifying veteran.
- Your credit (FICO) score must be 620 or higher.
- Your income must be below the program’s threshold. This threshold varies depending on location, but it currently falls between $126,140 and $163,520.*

Type of loan
TSAHC Homes for Texas Heroes offers a forgivable loan that can be used to cover some or all of your down payment.
If you consistently make your mortgage payments on time and stay in the home for at least three years without refinancing, selling, or renting it out, your loan can be fully forgiven, meaning you don’t have to pay any of the money back.
Amount of down payment assistance
The TSAHC Homes for Texas Heroes loan covers up to a 5% down payment without a set maximum amount. However, the practical maximum down payment assistance amount is likely to be capped by the program income limits, as this impacts how much you can borrow.
Minimum borrower contribution
The program requires no minimum contribution from buyers. This enables you to access down payment assistance without tapping into your personal savings.
If you do have personal savings to put toward your home purchase, you can use that money to further increase your down payment amount, pay closing costs, buy down your interest rate, or make initial repairs and improvements on the property.
Purchase price limits
Homes for Texas Heroes has no purchase price cap associated with its down payment assistance loan. Technically, this means you can use the program to purchase a home of any value. But, as we mentioned above, your income influences the amount you can borrow and acts as a soft cap on the purchase price for this program.
